The Grant Deed is a simple written legal document of transfer title of a piece of real property from one person to other person. The deed is singed by both the previous owner of the piece of property (grantor) and the new owner of that property (grantee) and after that to make it authorized grant deed this is notarized with seal by a notary public or a state commissioner’s officer who is authorized for notary. The grant deed is used in some states but the other states are using the warranty deed to transfer real assets or property. This deed is newly accepted by some states as it is so strong according to law.
This written document has a description of the total process, the names of the both the grantor and the grantee and condition of transfer with signature from both the grantor and the grantee. The both party signature in front of the notary public is the evidence of deliver and acceptance of the transfer. The declaration of the grant deed is for the grantor who promise that it is his sole right to transfer that unit of property to the some one else or the grantee. The grant deed is the notarized legal document, so that the grantee has enjoyed a safeguard by law as because the grantor declare that he is the only legal owner of this real asset and any other claim arise here after that will be his responsibility to convey the problem.
The grant deed does not need to any notarization but some buyers or grantee want a notary to witness the deed. The state laws may different between each other but the basic things is that the deed must be a written document of granting clause with the detail description of property’s transfer, execution, delivery and acceptance.
